What changes will there be in the case of an income tax return?

The State Revenue Committee reminds citizens that from January 1, 2025, there will be several changes in the mortgage loan income tax refund process, which will apply exclusively to mortgage loans received after January 1, 2025, and to beneficiaries who received a mortgage loan before that time. the changes will not apply. This is reported by SRC.

After January 1, 2025, the income tax refund for the mortgage loan received will not apply if the real estate is located, is being built or will be built in the administrative area of ​​the city of Yerevan. Instead, the program will continue to operate in the marzes.

In case of purchasing apartments built or under construction in the administrative area of ​​Yerevan city on the basis of construction permits received before January 1, 2022, the beneficiaries who received the mortgage loan after January 1, 2025 can also benefit from the income tax refund. For example, if after January 1, 2025, the beneficiary with a mortgage loan buys an apartment in the administrative area of ​​Yerevan city, he can use the possibility of income tax refund, if the construction permit for that real estate was received before January 1, 2022.

With another change, the amount of income tax refunded to the beneficiaries of the income tax refund program after January 1, 2025 for the mortgage loan received at quarterly intervals cannot exceed 750 thousand drams.

A maximum of 1.5 million drams will continue to be returned to beneficiaries of mortgage loans received until January 1, 2025, at quarterly intervals.

The SRC also reminds citizens that when purchasing an apartment from a developer with a mortgage loan (an individual residential house from a developer who is an organization or an individual entrepreneur) or building an individual residential house, it should be taken into account that the income tax will not be refunded.

Regarding mortgage loans received after January 1, 2027, if the real estate is located or is being built or will be built in the administrative territories of Aragatsotn, Ararat, Armavir and Kotayk marzes.

Regarding mortgage loans obtained after January 1, 2029, if the real estate is located or is being built or will be built in the administrative territories of Shirak, Lori, Tavush, Gegharkunik, Vayots Dzor and Syunik regions, not mentioned above.

The specified restrictions do not apply to real estate located or under construction in border settlements included in the list approved by the Government.

At the same time, the committee informs that there is no deadline for submitting documents to the tax authority for the purpose of income tax refund for the first time, therefore, citizens can submit the relevant documents to the tax authority regarding mortgage loans received before January 1, 2025 as well after January 1, 2025. .
