34-year-old Narek Badalyan, a resident of Ararat Marz, decided to buy his own apartment after living on rent for many years and create his own hearth with his family: mother, wife and two minor children. However, according to him, the process of acquiring an apartment has turned into a long legal struggle.


SHAMSHYAN.comIn a conversation with the reporter of Badalyan said that in October 2024, he saw an announcement of an apartment for sale in the city of Artashat on the "Artashatjan" Facebook page.


"The offer was attractive. the cost of the house was 50 thousand US dollars. A payment option was offered: advance payment and subsequent monthly repayment without bank credit, but with notarization. Those conditions were suitable for us, and I decided to buy the apartment," he said.


According to Badalyan, he first got acquainted with the apartment with the owners of the apartment, Anahit Gyulnazaryan and Arman Vlasyan, and then, after discussing it with the family members, he decided to start the purchase process. According to him, the family secured the necessary money for the transaction by selling gold.


"The sellers insisted on hurrying, saying that the apartment is under mortgage, and it is necessary to transfer the advance payment in order to remove it from the mortgage, then we should go to the notary and formalize the transaction. That's how I transferred about 13 thousand US dollars to them. Before that, we gave another 300,000 drams in order not to sell the apartment to another buyer," said Badalyan.


According to him, the next day, another payment was made in the lawyer's office by bank transfer, although the sellers demanded to make the payment in cash. The parties have agreed that they will visit the notary's office in a few days and validate the purchase agreement.


Badalyan notes that October has ended, but the sellers have continuously delayed the notarization. At the beginning of November, he made another payment of 300,000 drams, although he already had doubts.


"On December 9, the second payment day, I paid again, thinking that the contract would not be terminated and I would not lose the money I paid," he said.


According to him, on December 16, he saw on the same Facebook page that the same apartment was put up for sale again. Badalyan contacted Arman Vlasyan, who, according to him, demanded to vacate the apartment in a short time.


According to Badalyan, on December 30, the sellers came accompanied by the police and took the family out of the apartment. From that time, according to him, a legal process has started, which has not yet been completed.


He states that, according to his information, the investigator did not arrest the apartment, as a result of which it was already sold to another person.


Badalyan demands a full and impartial investigation of the case from the law enforcement agencies.


"I demand not only compensation for the 15,000 USD material damage caused to me, but also that the culprits be held accountable to the full extent of the law," he said.
